JNS is thrilled to announce plans for a new residential project in Downtown Denver called Art Studios. We will be providing the interior design and architecture for the project, which involves the conversion of a vacant 10-story building at 1200 Lincoln Street – most recently home to the Art Institute of Colorado – into a 194-home attainably priced micro-apartment community.
Our design is inspired by the modular iconic mid-century character of the original building, which was built in 1962. We are looking forward to respectfully revitalizing the downtown building to preserve its place in Denver history.
Working with Nichols Partnership, who we partnered with on Turntable Studios several years ago to adapt a 13-story former hotel into a 179-home apartment community, the Art Studios building will feature 194 apartments with a large lobby area, fitness center and ground-floor retail space. The tenth floor will feature six penthouse studios as well as a shared amenity space and outdoor deck accessible to all residents.
We plan to rejuvenate the structure with the introduction of playful curvilinear glass elements on the lobby level. The team will incorporate artifacts from the original Art Institute Building, which will be repurposed as art installations and integrated into a makerspace amenity for residents.
The design of the project will pull from its roots as a historic, artistic destination with its location in the Golden Triangle Creative District, which features more than 16 galleries and museums.
The residential community will provide much needed attainable housing to the downtown area. In addition to a convenient location, the community’s residents will have easy access to public transportation and a major bike route.
Art Studios is slated for completion in early 2022.
