Whether it be a market rate building in the heart of Downtown Denver or a luxury offering in Colorado Springs, we design harmonious spaces that offer residents thoughtful reminders of the history and character of the cities and neighborhoods in which they live.

Meet several recently completed and currently underway multifamily projects in Denver and Colorado Springs that are giving residents beautiful, contextual places to call home.

The Mae on Cascade

Completed in 2021 and named for philanthropist and community activist Fannie Mae Duncan, JNS led the interior design of the The Mae on Cascade, a five story, 184-unit luxury apartment complex designed with nods to its namesake’s high-spirited charisma and charm. With striking views of the Rocky Mountains and downtown Colorado Springs, the Mae offers residents the best of the outdoors, with a large pool and hot tub, gaming lawn, fire pits, and a rooftop deck.

The Fitzgerald

A  282-unit multifamily apartment building, The Fitzgerald is a key infill project that spans an entire city block located at the intersection of the Central Business District’s sky-scraping office towers and Lower Downtown’s low-lying historic warehouses, designed as a gateway between the two distinct Denver neighborhoods. To achieve the proper sense of transition architecturally, the façade was divided into five individual masses that reflect the rhythm of historic downtown lot sizes.

Each mass is composed of masonry with fenestrations that reflect the character and window proportions of LoDo. Balconies are recessed and appear as masonry openings along these lower facades, transitioning to a more playful rhythm in the upper stories. At the eighth level, the massing steps back substantially, paying respect to the adjacent warehouse district and creating the opportunity for an extensive outdoor deck (a reflection of the modern desire for ample outdoor space). Penthouse units occupy the upper levels, with an additional amenity deck on the top floor that provides expansive views of downtown and the Front Range.

The design features elements such as mosaic tile, built-in millwork, metallic accents, geometric patterns, and deep, moody paint colors that nod to the lavish parlor houses, gentlemen’s clubs and 1920s dance halls that once populated the surrounding area. The project was recently completed and will welcome residents in late summer 2022.

The VIM Apartments

A two-phase development, JNS is partnering with Norwood Development to deliver attainable housing units to downtown Colorado Springs. Known as VIM, the project – which is JNS’ first Type III wood frame project – includes over 300 for-rent units in two buildings with shared amenity spaces and joined by a bridge that connects the two structures. The first of the two VIM buildings is complete with the second expected to go under construction is summer 2022.
