JNS-DESIGNED SHERIDAN STATION APARTMENTS BRINGING NEW AFFORDABLE HOUSING TO DENVER

JNS, along with project partners Mile High Development, Brinshore Development, Alliance Construction Solutions and the Urban Land Conservancy, celebrated the grand opening of Sheridan Station Apartments with a virtual ribbon-cutting ceremony on March 26, complete with remarks from Denver Mayor Michael Hancock.

Sheridan Station Apartments offers 133 apartments for people making 60% of the area median income or less at a time when affordable housing is needed more than ever in the area, with rents up 77 percent over the past decade. The economic situation caused by COVID-19 has only increased the need for income-restricted housing, and we at JNS are proud to have helped meet that need.

The $41 million development at 13th and Sheridan represents the culmination of 10 years of work and an incredible partnership between all involved. The project is adjacent to the Sheridan Station on RTD’s W line and, through a unique partnership with RTD, residents of Sheridan Station Apartments will be able to use some of RTD’s parking at the station. This partnership reduced construction costs for the development, allowing the units to remain affordable.

“Community investments like the Sheridan Station Apartments are making a lasting difference in the lives of families and helping to keep Denver affordable and accessible for generations to come,” Mayor Hancock said. “This is a prime example of how we’re removing the barriers holding back our residents from the prosperity they’ve earned and fulfilling the promise of equity and opportunity in our city for all our residents.”

Sheridan Station Apartments were built in the midst of the COVID-19 pandemic, which brought many construction projects across the metro area to a standstill. With cooperation, communication and strong safety measures, construction at Sheridan Station Apartments went on uninterrupted. 

“The architectural design of Sheridan Station provides an exciting and much needed addition to the existing area, reflecting the developing character of its surrounding neighborhood while infusing its own distinct architectural identity,” said Cassie Turbow, associate at JNS. “The ground floor public spaces facilitate a strong indoor/outdoor relationship, connecting visitors and residents to the adjacent neighborhood and light rail station. This is truly a unique affordable housing project.”
